We normally commit to buy your property within 24 hours and we sign a legal binding document with you which commits us to buy your property and for you to sell it to us at an agreed fixed price.
For a guaranteed sale, we often will pay you less than the market value for your property.
However, this is not always the case if you are flexible about when you get the money. In this case, we may be able to pay more for your home.
This will depend upon your situation, usually around 70% of the true market value - e.g. if your house is worth £100,000 we would pay £70,000.
However, if there is some flexibility in the time you receive the money, we can sometimes pay the full asking price, or even agree to buy negative equity property.
It is also possible to pay you a monthly income for your property as part of the purchase - e.g. where you don't have a mortgage and you are wanting to bridge a few years before you receive your retirement pension.

We normally complete in 14-28 days. If your need is urgent, we can sometimes complete in less time. Please indicate the urgency when you call us.
